Featured Vancouver Project
Nanak Foods
We were engaged by Orion Construction to work with Nanak Foods on their new food production facility and head office in Surrey, B.C.
On this 300,000 sq ft facility, we provided coordination reports and clash detection services to help coordinate the drawings and prevent as many RFIs and change orders as possible during preconstruction.
We identified more than 150 issues in total and helped Nanak Foods to optimize the layout of their facility through dozens of revisions to the custom equipment being manufactured for the facility.
How BIM De-risks Construction Projects In Vancouver, BC
Vancouver projects are a perfect storm for coordination issues.
Tight urban sites, complex underground parking, aggressive schedules, and strict energy and seismic requirements.
BIM gives general contractors and developers here a way to see problems months before they hit site.
Typical Vancouver Projects We Can Support
Wood-frame and mass timber mid-rises in Vancouver and out into the Fraser Valley, where tight ceiling spaces and dense MEP make clashes almost guaranteed without coordination.
High-rise rental and condo towers downtown and in Metrotown-style urban centres, where every clash risks schedule impacts on crane time, concrete trades, and glazing.
Municipal and school projects with fixed opening dates, where late RFIs or rework simply arenât an option.
Industrial and warehouse projects in South Surrey, Richmond, and the North Shore, where long mechanical runs and racking layouts need to be coordinated early to avoid on-site rework.
Local Codes And Constraints We Consider
Vancouver Building By-law (VBBL) and BC Building Code requirements for fire separations, exiting, and life-safety clearances.
BC Energy Step Code and envelope details that impact penetrations, parapets, and roof coordination.
The importance of tight coordination on the envelope scopes is critical in an environment with the amount of rain Vancouver faces each year.
Vancouver BIM Coordination Win
On a recent Vancouver project, clash detection caught dozens of conflicts between the mechanical systems and structural elements in a large tilt facility. Instead of dealing with change orders and core drilling on site, the GC was able to:
- Adjust beam pockets and opening sizes in the model
- Issue clean coordinated drawings to trades
- Protect both schedule and profit by eliminating rework and RFIs related to those clashes

Clash Detection & BIM Coordination In Vancouver
We run full multi-trade clash detection for Vancouver projects using Revit, Navisworks and Revizto. That means:
- Coordinated structural, architectural and MEP models
- Prioritized clash lists your team can actually action
- Fewer site RFIs, change orders and schedule delays
3D Modelling For Vancouver Projects
We build clean, construction-focused Revit models at the right LOD for each project phase:
- LOD 100-200 early massing models
- LOD 300-350 coordination and clash models
- LOD 400-500 for fabrication or digital twins
That gives your Vancouver team a single, reliable source of truth for clash detection, layout, and quantity checks, instead of a pile of disconnected drawings.
4D Scheduling And Simulations
We link your construction schedule to the BIM model so supers, PMs, and owners can see the build sequence over time.
4D views make it easy to:
- Spot sequencing conflicts and constrained zones
- Identify out-of-sequence work
- Communicate phasing and shutdownsÂ
Vancouver's Frequently Asked Questions
What types of Vancouver projects benefit most from BIM?
We’ve shown BIM can have huge benefits on projects of any size. On a Volkswagen Dealership Renovation and the Steveston Park Washroom project in Richmond we saw incredible results as a result of our coordination.
But, for projects that benefit the most, projects where coordination is complex and risk is high will benefit the most. Office towers, multi-family residential, industrial facilities, healthcare projects, and schools I’ve worked on have all benefited massively from engaging BIM on the project.
When is the best time to bring Pixel BIM onto a Vancouver project?
Ideally, earlier the better. Starting at your building permit set would have a huge impact on the project throughout the entire preconstruction cycle, setting up teams the best they could be for taking the project on site.
But, most commonly we are engaged at the IFT drawings through IFC to help coordinate the most critical drawing sets and models for the project.
Do you replace our consultants’ models, or work with them?
We’re not here to replace your consultants. In most cases we either:
-
Use the architectural, structural, and MEP models they’ve created, or
-
Build models from their 2D drawings where no BIM exists.
From there, we coordinate everything in tools like Revit, Navisworks, and Revizto, then hand over clear, actionable issues back to your design team and trades.
Can you help if our Vancouver consultants aren’t using BIM yet?
Absolutely, we do all the time.
Often projects don’t have any models, or only some. In those cases we can help you with 2D based coordination reports or build the models for you and then run clash detection, simulations, and 5D cost estimates with those models.
