As part of the broader revitalization of Steveston Community Park, Pixel BIM was engaged by Scott Construction to support the design and coordination of a new washroom facility featuring six individual washrooms, a shared common lavatory, mechanical and electrical rooms.

Pixel BIM delivered a full BIM coordination package, including detailed 3D modeling for all architectural, structural, mechanical, plumbing, and electrical scopes. This allowed us to run clash detection and produce discipline-specific coordination reports that proactively identified and resolved spatial conflicts during preconstruction.

We also issued Virtual Construction Reports, highlighting issues discovered during the modeling process that may not be caught through traditional clash detection – ensuring maximum constructability and reducing surprises in the field.

To further support construction planning, we provided both a 4D scheduling simulation, visualizing the sequence of work tied to the construction schedule, and a 5D cost estimate, leveraging model-based quantities to assist with budgeting and procurement.

This project served as a collaborative pilot effort to refine BIM workflows between Pixel BIM and Scott Construction, setting the foundation for broader BIM implementation across future projects. Our modeling and coordination efforts helped streamline design decisions, improve clarity for trades, and reduce risk throughout construction.
